Bali real estate market 2013






With the start of new year Bali real estate market 2013 have noticed an increase in the domestic investment. Last year it was predicted that more domestic buyers will invest in the real estate market and it turns out to be true. In the time of global financial crisis, Asia has domesticated itself from an investment standpoint, and it is true especially  in Bali.

The recent market survey report shows that over 80% of the transaction in the real estate market are Indonesians. Usually the foreign buyers dominated the domestic buyers in the past but the latest trend has a completely different dynamic. Till last year most of the real estate investors were from Australia, Hong Kong, Korea, Singapore, now Indonesians have overtaken their market. Now, when we talk about the buyers in Bali, there are two types of buyers in the real estate market: lifestyle buyers and investment buyers.

The lifestyle buyers are usually interested in the condo hotels. They buy the property because they either want to have a second home, or they are investing in a hotel brand. But eventually they want to go and use it. In the Indonesian market where the domestic buyers have become more active, most of them are lifestyle buyers, and most of them are coming from rising inspirational middle class in Surabaya and Jakarta.

Bali real estate is highly price sensitive market and now due to the recent global financial crisis,  price of properties has come down. People were flocking to the condo hotels that are priced between $80,000 - $250,000 vs the old market where villas were going for $0.5M to $1M. That has been a dramatic shift. Now the buyers are more interested in the entry level properties instead of the luxury properties as they used to be interested till last year. One bedroom units have become the more popular property now. This does not mean that the growth of the villa market has stopped, but yes the sales figures have been down recently. There are various well marketing hotel branded villas that have sprung up in the recent years and some of those names are Banyan Tree, Bulgari, and Alila.

According to the current market trend, it’s taking around 4 months to sell a good villas in Bali, on the other hand the condo hotels sell within one month or even less. So you can see that there is a huge disparity between these two markets.If we talk about the risk and return on investment, Bali condo hotel market is still a risky investment, especially where the guaranteed return is concerned. Now with so many entry level hotels it is very doubtful if all the guaranteed return levels are really going to be sustainable. And as soon as people fail to get guaranteed return they will put the property back in the market, and you will get a resell market.

According to the experts, this is inevitable, and it will probably happen in the next 12 – 18 months. And the secondary resell market will be even more attractive to the buyers, because of zero development risk. There will be more dramatic shifts in the Bali real estate market during this year.

Have you ever heard of Bali? The quiet, mesmerizing island very rarely gets media coverage, so it's only until recently that people have started learning about Bali and the paradise it offers for tourists. Over the past decade, more and more people have begun moving permanently to Bali after building their own homes or purchasing homes that are already built. For your average American citizen though, the idea of living in Bali is just a dream that will never become reality. It's quite far away and the idea of living in paradise just doesn't seem realisitic. In fact, the USA only accumulates for 4% of total tourists to the popular destination. The majority of tourists to Bali are Japanese and Australians.

Bali is one of the 33 Indonesian provinces and is situated between the islands of Java and Lombok. On the island, there are several mountains, but the most noticeable mountain is also it's tallest, Agung. It stands at roughly 9,500 feet and an active volcano is currently present. It's last eruption, in 1963, killed roughly 1950 people in total and destroyed hundreds of homes and buildings. There are also another active volcano, Mount Batur, which lies over 5,000 feet above sea level. Bali's capital is also the largest city in the province.

Over 90 percent of the island's 3.5 million people practice a local version of Hinduism. This sets the island apart from the rest of Indonesia which is overwhelmingly Muslim. The Balinese culture values artistic expression and this is reflected in shops all over the island overflowing with paintings, carvings, batiks, and jewelry. For those who want to get off the beaten path, there are strings of small stops along the eastern coast boasting miles of pristine black sand beaches, lone temples, interesting towns and villages. Visitors branching out inland are likely to net themselves experiences that would have otherwise been unlikely in the more popular parts of the island.

The number one industry currently in Bali is actually Tourism. Tourism in Bali has led to the province becoming potentially one of the most economically advanced provinces in the whole of Indonesia. With a paradise feel and hot weather, more and more visitors are taking the plunge to emerge in a lifestyle of sun, sea, alcohol and women on Bali. Bali's residents speak a local version of Hinduism as their main language - which often presents a difficult barrier between US tourists and the native locals.

As for purchasing property in Bali real estate, it can prove quite difficult. Unfortunately, foreigners to Bali cannot outright purchase land - but they can control land and they can use it in whatever manner they wish. In order for international citizens and buyers to acquire land, they must seek an Indonesian partner who will make the purchase for them, on their behalf a lot real estate in Bali offer this service. As Mr. Foss explains, he says "You have to have a silent partner under whose name you register the land you purchase."
The whole process is rather safe though. In order to purchase luxury Bali real estate, foreigners must draft up documents which set out the deal. The second document states that the Indonesian buyer must hand over all rights to the foreign investor. The final document states that the Indonesian partner will owe the entire value of the property to the investor in the event of a sale or letting oppurtunity.

All of the documents are completely legal and are fully enforceable. They work as an exploit to the whole system, allowing foreign buyers to purchase real estate in Bali. Genz, a real estate property expert for Bali said, "Since the contractual process became standardized five years ago, I have not personally heard of problems." Also, according to Genz, there are no other loopholes that can be used to purchase real estate in Bali.

Purchasing real estate like villa or house in Bali can be a cost-effective way of living in paradise. The workers are cheap and they will usually out-perform your typical builder, because money is worth so much more in Indonesia. While building your own land and property in Bali can prove quite difficult, the rewards of doing so can mean that you live a lifestyle of paradise. Villas in Seminyak: An Essence of Bali



Did you know more than 4 million people visit Bali each year and there are only 3.5 million inhabitants on the whole island? Since Julia Roberts film Eat, Pray, Love in Bali the buzz surrounding the island has been electric. The island of Bali does very little to advertise itself to the outside world but still acts like a magnet for a plethora of tourists from all over the globe.

That is one of the main things I like about the island is that you really do get a mixing pot of races, nationalities, and religions. Bali has an all-around appeal with its, nightclubs, beaches, surfing, extreme activities, nature, mountains, unique culture, backpacking hostels, luxury villas, and boutique resorts. In Bali you can find rich tourists, tourists traveling on a shoe-string and expats, all from Europe, China, Japan, Jakarta, America, Russia, Korea, Australia, Saudi Arabia, and Dubai.

Bali's location in South East Asia, its welcoming religion, cheap rates, and natural features make it the perfect holiday destination for people from all the continents of the world.

Poppies 1 and 2 have been serving the needs of surfers, students, and backpackers for years now; but the development of luxury designer villas and hotels is accelerating at a fair old pace. If you look anywhere in Ubud, Sanur, Kuta, Seminyak, Kerobokan and Changgu you can see development. The great thing about this development is it is mostly low rise so you do not see the ruinous development like that seen in Spain (Costa del Sol). The big hotels tend to only be a maximum of 5 stories tall but the majority of the construction is single story villas.

If you do decide to visit Bali on holiday I can be very confusing when deciding where to stay. There are many popular areas but my favorite is Seminyak.

In Seminyak, you are far enough away from Kuta to get away from the backpackers and students but close enough to take part in the madness if you so wish. In Seminyak, you have great beaches that are relaxed and have fewer people trying to sell sarongs and massages. Also on certain days, the waves get really big and you can watch the pro surfers catching waves at 66 or KuDeTa wave breaks. Seminyak also has some great shops for any kind of retail therapy you need; fashion, design, antiques, technology. The cherry on top of the Seminyak cake is the busy but not crazy nightlife; great restaurants (cheap and expensive), bars and nightclubs.

It took me a long time to decide where to stay but I settled on a fantastic place called Essence Villas. The villas have a traditional open Balinese design but with all the modern comforts. The villa has a private road taking us into a quiet location where I could really kick back and relax. As we sat drinking our morning coffee I could feel the cooling breeze come sweeping through the open kitchen. After taking a dip in the pool and soak up some tropical sun we headed down into Seminyak town to taste some local food. I really suggest you try the ‘nasi campur’ which is literally translated ‘mixed rice’, it is white rice served with a choice of vegetable dishes or meat dishes.

I have thoroughly enjoyed my time in Bali and I am glad that I stayed in Seminyak. A drive to the airport and I was away from the magical island of Bali. I forgot to mention that without the Balinese people Bali would not be the place that it is. There is something about the aesthetic beauty of the Hindu religion that makes you feel you are in a special place – everywhere you look you can see temples. It is the spirit of the Balinese people and the constant offering to Krishna (the Hindu God) that can be seen everywhere – this is the true essence of Bali.

History, Romance and Beauty in Ubud.



Since the 8th century, Ubud, on the island of Bali, has been a destination for Hindu pilgrims. The Gunung Lebah Temple still to this day remains a destination for Hindu pilgrims but now Ubud has a different sort of pilgrim. This pilgrim comes looking for Hindu culture, relaxation, romance, yoga and Balinese art.

I have been living in Bali for a long time and have come to really appreciate the non-intrusive nature of Balinese Hinduism. The main stories that hold Balinese Hinduism together, such as Ramayana, Bhagavad Gita and Mahabharata, come from ancient Indian Sanskrit. Hinduism is considered the oldest organised religion.

The Balinese combined these ancient stories with their existing religion, what scholars call animism. The Balinese believe the mountains, rivers and beaches have a living spirit. The Balinese of times past painted, danced, played music and designed architecture to celebrate the love they have for Krishna and the other Hindu gods. This is the tradition that is being built upon and the tradition being kept alive in paintings, sculpture, wood-craft and the exterior and interior design of private luxury villas.

Ubud has become a popular tourist destination for people all over the world during the last 40 years. What is it about this romantic setting in Bali that has seen the quick development of so many private and luxury villas and hotels.

Located near the centre of Bali, west of the Ginayar Regency, Ubud is the cultural home of the Balinese people. Ubud exists as an anti-thesis to the ego driven Kuta, the shopping parade of Seminyak, traffic on the Sunset Road and the general hectic life on the south coast of Bali. This meant such pioneering artists as Walter Spies and Rudolph Bonnet could expose the world to this type of romantic art. A two way symbiosis occurred allowing the foreign artists to learn form the locals and the locals being able to unlock the creativity that was restricted by the traditional ways.

Ubud is surrounded by stepped rice paddies, deep ravines and breath-taking tropical beauty. This is the real inspiration for the artists and luxury villa developers in Ubud.

The tourists, expats and locals alike must do what they can to keep the spirit of Ubud alive and stop it from becoming another run-down tourist destination. As long as Ubud small businesses continue to focus on Balinese dance and art; and not focus on nightclubs and surfing Ubud should be able to remain as the cultural home it is.
